Commercial Property Energy Performance Certificate
The government has introduced new legislation in respect of commercial premises that is affecting all commercial building owners. This work is part of European legislation - the Energy Performance of Buildings Directive - which all member states must adopt.
The EPC (Energy Performance Certificate) will be required for the sale or letting of most commercial property in Scotland, England and Wales – there are exceptions, see “Who is Affected” on the left. For the remainder of commercial property that is to be sold or let then an EPC is now required, in all instances this legislation applies now so if you are selling or leasing then you will need an epc, or risk a fine.
We see that this will form part of the legal pack for solicitors and therefore will form part of their “Due Diligence” work and as a result the EPC is required sooner rather than later. In government guidelines it clearly states that an EPC must be available for the potential purchaser or tenant to inspect once the property is marketed.
Here at CPEA and in conjunction with Elmbridge Energy Assessors LTD we have been working to minimise the impact on commercial sales and lettings in respect of the time taken to identify a suitably qualified surveyor and complete a thorough assessment, we have a number of qualified surveyors and, as a result, we are able to provide this service throughout the Midlands, North West of England and Wales.
These individuals are all qualified to Level 4 buildings even though we envisage that the majority of properties to be inspected will be Level 3. By ensuring this high level of qualification we are offering a service that we feel will meet our clients requirements. As an additional service we are also now able to provide air conditioning inspections which again as a result of legislation is now a requirement.
